Introduction

When you buy a property or several properties with a total value of 400,000 US-Dollar, you can apply to the General Directorate of Land Registry and Cadastre (Tapu ve Kadastro Genel Müdürlüğü in Turkish). This application form is sent to the Ministry of Environment and Urbanization. Appraisers are required to check and confirm that the total value of the property(ies) is equal to or more than 400,000 USD. The Ministry then places a temporal restriction on the title deed stating that you may not sell the property within the next 3 years. Finally, the application is sent to the General Directorate of Population and Citizenship Affairs and you will receive your Turkish id and passport soon after.

Yes, Turkish law allows dual or multiple citizenships when you become a Turkish citizen. You might want to check with the consulate of your original nationality though. Some countries do not allow dual citizenship or have other restrictions.

There are no limitations on the number of properties or the kind of property that may be purchased. Several properties, such as homes, enterprises, lands, or farms, with a combined total of at least 400.000 USD, are eligible for the Turkey citizenship program. More than one notary sales contract that meets the requirement for sales volume would have been accepted under the previous circular. But now that the legislation has changed, the minimum purchase amount must be settled through a single notarial sales contract. Applications for Turkish citizenship will not be taken into account if there are several notarial sales contracts. Several title deeds are acceptable in Turkish citizenship applications.

No, you can buy either just one property or various properties which have a total value of more than 400,000 USD. But you need to apply at the same time for all. The Tapu office accepts citizenship applications only if the combined declared value equals to or exceeds 400,000 USD.

Joint ownership cannot be used to petition for citizenship. The applicant cannot obtain Turkish citizenship along with the property if they share ownership rights on the title deed with another person or legal body. A single person's name must appear on the title deed. When a property's ownership rights are transferred from several owners to a single foreign person, the new owner is eligible to apply for Turkish citizenship because they are the sole holder of such rights.
